The series leases the building to an affiliate of PennAtlas.ai on a multi-year NNN lease. Because both sides are affiliated, this is a related-party lease and a conflict of interest.
You contribute capital and receive a membership interest in the series. You don't manage the property, and you don't own the operator.

02Follow the distribution
Distributions are paid from rent after debt service and reserves, at the distribution window set in the offering documents. If the tenant cannot pay rent, the series cannot pay the waterfall.

Contributed capital is returned to limited partners before any profit is split.
Remaining profit is split between limited partners and the general partner, plus any defined final payment.
